- Take ownership of the project technical task list-establishing benchmarks for quality, timelines, deliverables, and consultant coordination, specifically aligned with the unique requirements of residential developments.
- Exercise leadership in cross-disciplinary coordination, interfacing seamlessly with structural, MEP, landscape, and interior design teams to achieve fully integrated residential solutions.
- Develop comprehensive RFPs, address technical queries, and participate in rigorous evaluation of bidders/contractors, focusing on those experienced in major residential projects within the Kingdom.
- Utilize both hand sketching and advanced design software to conceive, develop, and refine architectural concepts tailored to contemporary residential trends and local lifestyle needs.
- Collaborate closely with Design Managers, Development Managers, and stakeholders during all development stages, facilitating design reviews and ensuring alignment with project objectives and client vision.
- Provide clear, timely, and technically informed project status reports to senior management, highlighting issues, risk mitigation, and key technical decisions.
- Apply robust value engineering and budget management strategies; proactively explore alternative design solutions to optimize cost, sustainability, and construction feasibility for large-scale residential projects.
- Lead external and Internal project meetings, representing Design team in discussions with consultants, teams, contractors, and internal stakeholders.
- Produce and communicate detailed technical guidance on the latest trends, standards, and construction methods influencing residential and master planning developments in the Kingdom.
- Capture and enrich the intended 'look and feel' of the client's brand and development vision through innovative use of color, materials, finishes, and architectural expression.
- Independently develop, refine, and update architectural guidelines for residential and master planning projects, ensuring that they reflect the most recent industry trends and best practices, and are specifically adapted for the Saudi market.
- +5 years of hands-on architectural engineering and design experience, with an established track record of technical oversight and project delivery for large-scale residential projects, including landmark developments within the Kingdom.
- Bachelor's degree in architecture or a closely related field; advanced knowledge of residential development cycles preferred.
- Deep understanding of Saudi building codes, regulations, and local authority requirements specific to residential design and construction.
- Demonstrated expertise in analyzing, selecting, and specifying architectural materials and finishes that optimize design intent, usage, budget constraints, climate conditions, and long-term project goals.
- Proven experience in design innovation and problem solving for a wide variety of residential typologies, with an emphasis on technical detailing, code compliance, and quality assurance.
- Advanced proficiency in AutoCAD, SketchUp, 3Ds Max, Microsoft Office, Adobe Creative Suite, and construction/project management platforms such as Procore or Aconex.
- Strong eye for architectural scale, proportion, balance, and aesthetics in residential environments.
- Excellent communication, interpersonal, and leadership skills & effective collaboration with multidisciplinary teams, stakeholders, and authorities. Experience with previous Developer is an add.
